Planning provisions changed for the site

The amendment to the Shoalhaven Local Environmental Plan (LEP) 2014 was approved by the NSW Government and brought into effect on Friday 29 August 2025.

This change known as Amendment No. 58 in the LEP, relates specifically to land at 131 St Vincent Street, Ulladulla (Lot 1 Sec 26 DP 759018 and Lot 14 DP 1105304).

It amends the Shoalhaven LEP 2014 by:

  1. Rezoning the subject land from E4 General Industrial to MU1 Mixed Use.
  2. Increasing the maximum height of buildings from 11m to a mix of 15m, 17m and 21m.
  3. Applying a floor space ratio of 3.5:1 across the site.
  4. Including an additional local clause (Clause 7.33) relating to the provision of affordable housing in the future development of the site for certain residential purposes.
